How to advertise your property

Introduction 
From January 2010 the Universities of Brighton and Sussex are merging their studentpad web site; therefore there will be one joint site for all students. This means as a landlord in order to advertise your property/ies you only need to complete one registration form and only need to deal with one office. Your property will be loaded onto the joint site so visible to both Brighton and Sussex students. You can choose which office to deal with, and this will be your point of contact for all correspondence.

Registration requirements are exactly the same for both universities and the Code of Standards is compulsory for both. The University of Brighton and Sussex solely use the Studentpad software to advertise your properties. 

Students view the one site and all houses will be visible on this site regardless of which office processed your application. 

Property management 
By registering you will also be able to utilise a number of features, which will help you in your day-to-day tasks, free of charge. These functions include the management of your maintenance works, automatic rent reminders and reminders when your gas certificate is due. New features including contract management, online fault reporting and key management will be available soon.

Photographs 
Although not compulsory, photographs do make a huge difference to your advert and students find them very helpful. Photographs can only be accepted in electronic form and must be jpeg files.

The Brighton Code of Standards – Compulsory from 2009 
From 2009 all landlords registering with Brighton and Sussex studentpad web site need to sign up to the Code of Standards. The purpose of the code is to enable landlords and tenants to agree a set of undertakings about how they wish to do business with one another. The Code of Standards encompass equality of opportunity, marketing prior to letting, repairs and maintenance, health and safety, energy efficiency, security, hygiene, deposits and a complaints process. The code declaration confirms that you have read and are will to adhere to the conditions in the code. Please ensure your property meets the code before signing up.

If you are an owner occupier (letting rooms in your own home) then you will need to read the guidelines and sign the owner occupier landlord declaration. 

Tenancy Deposit Protection Scheme 
Please note that if you are renting your property on an assured short hold tenancy and are taking a deposit, you must register with one of the Tenancy Deposit Protection Schemes. For further information please see http://www.tds.gb.uk  or call 08452267827. 

Energy Performance Certificates 
Energy Performance Certificates (EPC) became a legal requirement for dwellings being rented in the private sector on 1st October 2008. The EPC rates the energy performance of a building. The idea is similar to the well-established energy labels for the sales of white goods such as washing machines. For more information please see http://www.communities.gov.uk/epbd  

Safety Regulation Compliance
Before your property can be listed on the site, the following certificates must be submitted to the university: 
– Gas safety 
– Electrical Safety PIR certificate 
–  Code of Standards declaration signed 
– HMO Licence 
– EPC number – certificate not needed but ensure you state the number on the application form.

Please be aware that we will only advertise properties with valid certificates. Therefore if your certificate goes out of date prior to letting your property we will remove it from the site.

2.   Complete the property registration form, declaration form, compliance check sheet and either email or post it directly to the relevant Accommodation Office. (See address below) 

Ensure you include the following certificates (readable copies are adequate) 
- Gas safety 
- Electrical Safety PIR
- Code of standards Declaration 
- HMO Licence if applicable 
It is important to read the landlord guide to ensure you fully understand your responsibilities as a landlord in accordance with the University’s Code of Standards. 

Applications will not be processed if we have incomplete information.
