Registration requirements are that Landlords agree to follow the UUK Accommodation Code. The University of Sussex solely use the Studentpad software to advertise your properties. Students view the one site and all houses will be visible on this site regardless of which office processed your application.

The code of standards – Compulsory

All landlords registering with Sussex Studentpad web site must sign up to the Code of Standards. The purpose of the code is to enable landlords and tenants to agree a set of undertakings about how they wish to do business with one another. The Code of Standards encompass equality of opportunity, marketing prior to letting, repairs and maintenance, health and safety, energy efficiency, security, hygiene, deposits and a complaints process. The code declaration confirms that you have read the code and will meet and adhere to its conditions. Please ensure your property meets the code before signing up.

Photographs

Although not compulsory, photographs do make a huge difference to your advert and students find them very helpful. Photographs can only be accepted in electronic form and must be jpeg files.

Tenancy Deposit Protection Scheme

Please note that if you are renting your property on an assured short hold tenancy and are taking a deposit, you must register with one of the Tenancy Deposit Protection Schemes. For further information please see Tenancy Deposit Scheme or call 08452267827.

Energy Performance Certificates

Energy Performance Certificates (EPC) became a legal requirement for dwellings being rented in the private sector on 1st October 2008. The EPC rates the energy performance of a building. The idea is similar to the well-established energy labels for the sales of white goods such as washing machines.

Safety Regulation Compliance

Before your property can be listed on the site, the following certificates must be submitted to the university:
– Gas safety
– Electrical Installation Condition Report (EICR)
– Code of Standards declaration signed
– HMO Licence
– EPC number – certificate not needed but ensure you state the number on the application form

Upload a minimum of one photograph of the front of the property showing it at its best. If you have them, please also upload photographs of inside of property (clean and tidy) as the more photographs, the more attractive your property will be to students,

Ensure you give as many useful details about the property as possible – ie does it have a tumble dryer? Is there bicycle storage? Is it in a quiet street? Is it near to useful shops, bus stops or amenities?

2) Complete the property registration form, declaration form, compliance check sheet and either email or post it directly to the relevant Accommodation Office. (See address below)

Ensure you include the following current certificates (copies are acceptable but must be legible)
- Gas safety
- Electrical Safety PIR
- Code of standards Declaration
- HMO Licence if applicable
